The Port’s Aviation Maintenance (AVM) department partnered with Electronic Data, Inc. (EDI) to pursue a proof of value project, to utilize industry best asset monitoring software processes and technology. This project provides AVM with real-time information to optimize PM routines, forecast potential failure points, and quickly identify failures.  This project has already improved efficiencies by eliminating the need for several schedule-based manual inspections on these assets.  This will also help the department proactively deploy maintenance technicians to perform work on a failing asset prior to an imminent breakdown occurring or, at least, respond to a failure prior to it becoming a customer service issue

SCOPE OF SERVICES INCLUDED:

The primary objective for this project was to enable the proactive monitoring of real-time operating conditions of critical airport HVAC assets at Seattle-Tacoma International Airport (Sea-Tac), capture lessons learned, and determine if IoT is a viable path forward to be implemented on a larger scale.

The use cases implemented during the proof of value included the following:

  • Optimization of Air Handling Unit Filter Change Out PMs by monitoring differential pressure across filter elements.
  • Real-time condition monitoring of Air Handling Unit Fan Motors for vibration and temperature to develop equipment profile and detect anomalies.
  • Real-time water detection at Air Handling Unit drainage locations to detect potential blockage and flooding situations prior to overflow.
